However, before committing to one, you will first need to ask the builder some questions including the following:
1. What is special about this project?
The builder should be able to convince you on why this particular project is best for you and justify its cost. He should also convey why it’s better than other builder’s projects too. This should cover aspects such as the quality of materials used, after-sales services, unique amenities and great location.
2. What is the built-up area of the flat?
The carpet area, built-up area and super built-up area are all terminologies that the builder should be able to answer precisely and accurately. The carpet area refers to the actual area of the flat you are buying into and forms the basis of its cost. The builder should give you complete details about the specifications to help you evaluate the total cost and its viability.
3. Can you provide copies of all legal documents involved?
The list of documents to ask for include copies of design approval, Commencement Certificate, Title deed, approvals and NOCs from various authorities, Khata certificate, previous tax receipts, RERA registration number, etc. All these documents will ensure that the property is free of any lapses that might become a liability to you later.
4. What happens if the project isn’t completed in time?
The builder should provide a well-defined contract that clearly states his liability to pay a certain amount for every month that the project is delayed. This is one of the reasons why the RERA act was framed.
5. When can you expect the OC?
The Occupancy Certificate (OC) should be provided before you move into your ready-to-occupy flat in Trivandrum, failure of which puts you at risk of eviction.
